Instagram is on the rise when it comes to promotion online. Since real estate is a visual-heavy industry, it is a platform that allows for promotion and connection with clients. The way you use Instagram matters though — it’s not just about publishing images of your listings.

Consider these tips to find out what to post that will help you get people more interested in what you’re listing  and what you can do for them in selling their property.

Give People Real Experiences

There’s a reason why HGTV’s “House Hunters” and other reality real estate shows have been a success: They give people an inside look into the exciting lives of realtors.

Instagram is your chance to show people what you go through when selling homes. Let people see what you do by snapping pictures and then explaining what your days are like in short statements.

Try to stay mostly positive, but sometimes let people know how frustrating your job can be too. Maybe if a sale is lost due to a buyer backing out, you can post something about how you’re back to square one.

Push Images from Instagram to Facebook

Facebook and Instagram are like long lost siblings. You can connect what you do on Instagram to Facebook, and you really should take advantage of it.

The more social networks you use for self promotion the better. It can also help boost your posts to the top of your followers’ feed, which in return gives you more eyes on your Instagram and inevitably you.

Instagram has a map in which you can upload pictures for each area. This is perfect for realtors! When you’re in a neighborhood, snap a picture of either a listing or the name of the neighborhood, and place it on the Instagram Photo Map. You can use this tool to show people how familiar you are with the area.

Using the Video Feature Makes Tours Easy

Create a tour of your listing with your smartphone and upload them to Instagram. The videos have to be short, so be sure to show the best features of the houses when you record the videos.

An app called Flipagram can turn photos into a slideshow video with music. This is a great way to capture the beauty of a larger home in which a walking tour just wouldn’t work.

Make the Posts Searchable

Your post captions should include keywords so people searching for realtors or listings in your area can find them. Use hashtags sparingly in posts — one or two are enough. If you have too many, people will think it looks unprofessional.

Search for People to Follow

Find people in the area to follow because the more people you interact with on Instagram, the more people who will know you and what you do.

When they are in need of a realtor, they will be more likely to contact you if your presence is consistent.

Post Based on Trends

Some of your posts should be related to what’s in the news for your area. If there has been a rise in sales for the month of August, let people know about it with an applicable image. Get creative with this, so you can capture the attention of people who are using their Instagram account to stay updated on the latest developments in their local community.

Use Canva to Create Eye-Catching Images

People love quotes. Come up with some original quotes or use quotes with attribution and create images using Canva.

Another idea is to come up with tips for buyers and sellers, and create images that have those tips on them. This way you can have a great image that will grab your followers’ attention, give them valuable information and promote yourself.
